Patano Studio is designing the Cali 10 Live-Work & Townhouse Project” – utilizing an existing parking lot and developing the property with six new townhouse units and two live work units fronting the street– parking lot located at 5420 California Avenue Southwest in Seattle. This is not your conventional one building design, by dividing the project in two buildings, the middle units have a second exterior wall to allow more natural light and air/ventilation. This development aims to demonstrate a sustainable, “missing middle” infill project in Seattle – a positive contribution to Seattle’s urban fabric. 

The “Cali 10 Live-Work & Townhouse Project” is a small-scale project that is truly sustainable with a simple building approach. The building is designed for Built green 5-Star level of performance and tenant longevity.  A focus is being placed on decreasing the quantity of materials used to prioritize the quality of materials. The project is a locally-sourced wood structure, over a concrete foundation, with 9×5 exterior cladding panels installed like large shingles, and steel balconies at the live-work units and rooftop decks on the townhouses. Different parking accommodations are being considered, with all options providing at least 4 parking stalls accessed from the alleyway as well as 2 to 4 private garages.

The Live Work units are approximately 2,100 sq ft with four (4) floors at 500-600 sq ft each.  The townhouse units have four (4) floors at approximately 450 sq ft each with a penthouse and rooftop deck at the fifth floor. All units are flexible and consist of one open living, working, or garage space on the ground floor with a 3- bedroom unit above. This housing is livable, flexible, efficient, and durable.

Cali 10 is an 8-unit project situated on a 7,500 sf lot fronting California Ave in the very walkable three-block gap between Morgan Junction and West Seattle Junction Urban Villages. The site has a walk score of 82, and is accessible to downtown with a stop on the C line Rapid Ride just to the south. The 8 units vary in size and function, but all are designed as 3-bedroom units.

The development is split into two buildings of four units each, to break up the massing of the site, as well as allow adequate light and ventilation in all units. Fronting California Ave SW are two live-work units, with ground-floor commercial space to keep the rhythm of existing streetscape retail. The upper units step back in deference to the existing street canopy, and will offer the feel of living in a forest.

These family-sized units vary in size from 1,540 sf to 2,040 sf. On-site parking will be provided for all units. All of the roof deck penthouses are set to the interior of the building in order to reduce shadow to neighboring sites. The project will incorporate local materials, and is aiming to meet Built Green 5-star. All stormwater will be treated on-site, in a courtyard separating the buildings. The project is aiming for delivery in 2022.
