Patano Studio is helping design the Rager mixed-use development project — to take advantage of the recent Seattle Mandatory Housing Affordability zoning changes. The Mixed-Use, Mid-Rise Development project located at 3045 California Ave. SW in Seattle on California Ave & Hanford. Aiming to make a positive contribution to Seattle’s urban fabric, this development aims to demonstrate a sustainable, “missing middle” infill project.

The building lays on an existing underused, width-constrained, corner lot, where careful designing was needed to accommodate. Due to the new rules, we are able to take a previously permitted 3-unit mixed-use project, add a floor, and turn it into a 14-unit mixed-use project. We’ve done it by swapping car parking for bike parking, removing an extra commercial space, and rearranging the units to be more efficient.

Special material selection aims for tenant satisfaction and retainment. The wood structure, with locally-sourced wood siding, contains a mix of studio and one-bedroom apartments. The apartments have access to steel balconies, fitting the tight site width and avoiding overhead lines.

On Level Zero you will find a 325sq ft lobby, 157 sq ft bike room, storage area, mailroom, garbage, and recycling. Level One has 1,000 sq ft of commercial space with the remaining square footing becoming residential. In the proceeding four (4) levels lay the rest of the residential units. Each of the residential units range from a comfortable living range of  450 sq ft to 621 sq ft. There is an added amenity of 324 sq ft roof space for the building tenants.  

The commercial space will be fronting California ave and set up for a small cafe or bar. A patio and plantings will be out front for possible outdoor services.

Each residential unit will have its own outdoor balcony, a full kitchen with dishwasher, range, refrigerator, sink, and microwave, laundry machines, and a full bath. Each floor is served by an elevator and the units are designed with accessibility in mind. The units will also have large windows providing views to the West, South, and East from California Ave.

The project is a redevelopment of a prior permitted project that takes advantage of the MHA up zone and provides more units and affordable units in the same space. The project includes the MHA units *on-site*
