Speculative Mass Timber Office Building

Building upon the successful 2019 delivery of the first DLT (dowel laminated timber) project on the west coast and second in the USA for Western Yacht Harbor in Seattle, WA – Patano Studio Architecture designed this speculative office building. A six story, 41,000 sf mass timber DLT and glu-lam superstructure office building clad in lightweight pre-cast panels with larger window bays provides flexibility and natural light throughout. Surrounded by the warmth of wood fiber, this building provides the occupants with a comfortable, healthy space. This concept can be scaled up or down depending on the site and zoning and the developer’s program. The mass timber structure allows for ease and speed of construction. Mass timber construction is faster because the components are fabricated off site with a high level of precision, then delivered and installed with a kit-of-parts methodology. Structurally, mass timber offers proven performance including fire protection and seismic resilience. The resulting building is lighter and that reduction in weight saves money in the foundations and lateral systems. This construction approach is resulting in projects that rent for above market as the spaces are highly sought after – and demand creates revenue.
